This is a "catch-all" category for properties in the southwest quadrant within the Flagstaff city limits. Unfortunately, our MLS folks should be adding some new areas instead of allowing the mix of properties that shows up here.
One type of Flagstaff home that falls into the area lies just north of the Coconino County Fairgrounds. These are some very classy custom homes which have been built on 10 acre parcels (or, in come cases, 20-acre parcels). The homes don’t have water or sewer service even though they are in the city limits. They do get emergency ambulance and fire service by the Flagstaff Fire Department and Flagstaff police department services. The urban trail passes through the area as it winds from the University Heights area to the County Fairgrounds.
The second type of home you'll find in a search of this area right now are townhomes near the Coconino Community College main campus. One such development, Rio Homes, includes some Flagstaff affordable housing units that are income-restricted and require return of capital appreciation on sale. So if you see a price that seems too good to be true in that area, it may be. These townhomes are often in the Bennett Estates area.
