We finally have the March Sales Report out. With some unexpected events, this month took a bit longer to get the stats out. Though they are a bit tardy, the numbers are still the same. March saw a major uptick in sales from February. Flagstaff logged 76 sales of single family homes, up from 36 last month. This is not a surprise as January and February tend to be slower months. The inventory is starting to creep up, but it’s still low compared to the number of buyers. Competing offers are very prevalent as long as a home is priced competitively. We are always happy to talk about a pricing strategy, if you are considering selling. April should also be a strong month for sales as we have 164 pending sales.
The townhome market was a little stronger this month than February with 22 sales compared to 17. Condos, however, were down to 10 sales compared to 36 last month. Condos that are hitting the market are getting offers immediately.
The median single family home is still hovering around the $400,000 mark at $395,000. We are always watching the market trends and are eager to see what the summer has in store.
